The book is a wizards spellbook with the following spells:

(since we (I) have the deed and will to this place, depending on what we find, this could make a good hideout for us, just a thought)

(other than the silvered short sword I don't believe I picked up anything else of value, maybe the helm off the suit of armor that Grahf or Snerp took off and handed to me, though I guess we can loot the bigger stuff on our way out if we choose not to call this place our own.....)

(Do spellbooks allow for casting those spells without the use of a spell slot? Or would it be more allowing for their uae in lieu of needing to prep spell components? Ergo, a spellcasting focus? Or something else?)

(the deed was made out to Rose and Thorn, so unless their spirits can posthumously pass on that ownership, we don't have a rightful claim to it. However I could use illusory script or my disguise kit to otherwise sell the deed for some gold? However, we aren't likely to be able to sell the house for much given it's broken down, in disrepair, and located in a long since abandoned town. Something tells me the property values around here went down the tubes long ago 😂😂. Snerp, your resident faerun real estate agent at your service.)

(true, we could use it as a base and nobody would probably care or notice. To say we own it would be false. We'd still be squatters and fully well know we are 😂.

(That is a hell of a thought. We're going to need to do an eighties cleaning/fixing up montage. Does anyone have some mops comical cleaning overalls and possibly a robot?)

(well, that "rule" is not meant to be taken literally. 😂

But I'm not against that either. Like l said, I have a disguise kit and illusory script 😏. Wouldn't be too hard for a gnome to disguise myself as the eldest of the children while another poses as my guardian who is otherwise signing off on the sale.)

Can you use the robe with armor? Who do we give it to?

(Spell books are simply a repository of spells known to the wizard. They can only prepare for the day a subset of the spells in their book. A wizard can copy spells from a found spell book into their own for a cost of 50gp and 1 hour per level of the spell.

None of the items have historical significance.

(we haven't yet been out side that I know of, remember the fog etc.....perhaps we should see what the aftermath has brought us)

When we leave this dungeon, I will scout ahead of the group as we go, using the surrounding landscape(forests and the like) to remain hidden from anyone that might be run into. 

If I see anyone or anything of particular importance or noteworthiness, I remain hidden while I assess the situation. 

(Basically trying to act in a manner that might afford an opportunity to surprise attack potential enemies and get that sweet surprise bonus 👏)

(depending on what we find outside, there are many other house etc that have been abandoned.  This is a walled and gated area, perhaps we should secure the perimeter to prevent things from coming in, close the gates, stuff like that)

(Something tells me those gates no longer serve the purpose of keeping things out, and rather, serve the purpose now of keeping things in.)
